We are currently looking for a Property Manager for our Brand-New community, Clover Glen located in Columbus, Ohio. Clover Glen will provide 92 beautiful homes, boast a fitness room, and both indoor and outdoor community spaces.

Job responsibilities include, but are not limited to:

* Develop and implement effective marketing strategies to attract and retain residents.

* Conduct thorough market research to determine rental rates and implement strategies to maintain competitive pricing.

* Perform all lease administration including adjustments to rent, billing and credit requests, operating expense reconciliations, and other necessary functions related to lease compliance. Generate Tenant Account Adjustment Forms as needed.

* Monitor accounts receivable closely to ensure timely payment of all monies due and input comments in property management system.

* Timely completion of variance reports as required.

* Responsible for reviewing and approving vendor invoices. Includes follow-up on any outstanding invoices or incorrect billings and resolving discrepancies in a timely manner.

* Regularly inspect exterior and interior building common areas to ensure that the buildings' cleanliness is adequate, and grounds are maintained in a first-class marketable condition.

* Prepare Authorization for Expenditure requests for all capital expenditures and expenses that meet the criteria per the policy.

* Collaborate with maintenance team to ensure timely completion of work orders, move-ins, make ready and maintenance requests.

* Promote employee and resident centric working environment.

Education: Must have high school diploma or equivalent.

Qualifications:

* Minimum two years' property management experience required.

* Knowledge of LIHTC, HUD/Section 8 and affordable housing regulations preferred but not required.

* Strong computer skills.

* Excellent written and oral communication skills

* Demonstrated organizational skills with the ability to prioritize work assignments and attention to detail.

* Able to work independently or as part of a team.

* Effectively read and interpret documents and instructions.
