Essential Duties and Responsibilities:
- Negotiate all key subcontractor accounts and material suppliers.
- Monitor subcontractor/supplier statements to ensure that invoices and payments are kept current.
- Manage supply department employees.
- New community budget set up including CCRs, permit processes and fees, vendor cost comparison and assignment.
- Review and approve all new vendor contracts including insurance rating review.
- Negotiate, execute and communicate price changes and leverage backlog homes to protect pricing.
- Assist with field verifications for new plans.
- Approve variances and vendor payroll discrepancies on a weekly basis.
- Review gross profit report weekly to explain causes of notable drifts.
- Research spec pricing on a weekly basis to justify increases/decreases.
- Field questions from sales, construction, vendors and employees. Provide a line of communication between these parties to resolve issues.
- Problem solving related to products, installation, errors on sold homes, etc.
- Manage bid process for new plans.
Requirements:
- Bachelor's degree or equivalent preferred
- 5+ years experience in residential home building
- Excellent time management and organizational skills
- Ability to work effectively in a fast-paced, deadline-driven environment
- Proficient in basic computing skills and ability to learn proprietary software
- Must communicate well with clients, all levels of company staff and subcontracted vendors
- High level of attention to detail and cost analysis
- Ability to read and understand construction plans/blueprints
