Rising Realty Partners is currently seeking to fill a position for Bergamot Arts Station, a distinctive and exciting property in Santa Monica. This position requires a seasoned manager with 3+ years of commercial management experience. The Property Manager will be responsible for day-to-day operations at the building and will reside on-site three to four days a week while working closely with City personnel to manage the unique aspects of the property s use and tenants. The position is a 30 hour per week position, with the opportunity to be full-time by supporting management of an additional asset.
Key duties and qualifications include:
- Vendor and Service Contract Management
- Tenant Relations, Customer Service, and Requests
- Preparation of annual budget and operating expense calculations.
- Monthly tenant rent statements and aged receivable management.
- Weekly accounts payable processing and approval.
- Capital project planning
- Lease administration
- Construction management support
- Monthly Management Reporting
Key Qualifications include:
- 3+ years commercial management experience.
- Bachelor s degree from four-year college or university.
- California Real Estate License is required
- Proficient in: Yardi 7.0, MRI (Web & Citrix), Kardin, MS Excel, MS Word, Google Workspace.
- Strong oral and written communication skills.
- Strong knowledge and understanding of accounting and finance.
- Self-starter with history of success working in an environment with little supervision.
- Adaptable with ability to change priorities on short-notice.
- Excellent time management skills.

Salary Range: $82,500 (for a 30hr/week opportunity or range from $100,000 - $110,000 (for a FT opportunity)
