COGS' Client, a leading organization within the luxury real estate and hospitality industry located in Salt Lake City, UT, and they are seeking to fill a Director of Purchasing position for its development and construction arm within one of its largest business units.

In a major win for luxury living, the project has been approved for over 1,900 residences. Our client, a leader in high-end real estate, will offer a diverse range of housing options, from cozy twin homes to expansive, customizable estates.

Job Overview:

This key role offers the opportunity to lead a growing team and play a vital part in ensuring the successful procurement of materials and accurate cost estimation for their multi-million dollar residences.

Key Responsibilities include:

  • Manage a team of two Purchasing Agents/Estimators, providing guidance, mentorship, and performance oversight.
  • Create comprehensive preliminary budgets for new construction projects, leveraging market knowledge to secure the best pricing for materials and services.
  • Oversee the contract negotiation process, ensuring favorable terms for the company.
  • Develop and implement cost-control measures to optimize project profitability.
  • Generate accurate and timely reports to forecast project budgets and identify potential cost variances.
  • Collaborate with internal teams, including architects, designers, and project managers, to ensure smooth project execution.
  • Maintain strong vendor relationships, fostering open communication and competitive pricing.


Qualifications / Requirements:

  • 3+ years of experience in a construction management role, leading and mentoring a team.
  • Proven success in creating preliminary budgets and cost estimations for high-value projects.
  • In-depth understanding of current market rates for building materials and services.
  • Strong negotiation skills with a proven track record of securing favorable contract terms.
  • Experience with job costing, project reporting, and financial forecasting.
  • Experience in residential construction, with a preference for high-end luxury homes. Experience in production homebuilding (volume) is a plus.
  • Proficiency in construction estimating software (Buildertrend a plus).
  • Excellent organizational skills with the ability to manage multiple projects simultaneously.
  • Strong analytical and problem-solving skills.
  • Meticulous attention to detail and a commitment to accuracy.
  • Excellent communication and interpersonal skills.
  • Must be able to work in the US without sponsorship support now or in the future.

Compensation package:

  • Competitive salary range: $130,000 - $150,000 (depending on experience)
  • Bonus potential up to 15% of yearly salary (evaluated at year-end)
