General Responsibilities:


The Project Superintendent (Supt) is responsible for and will be held accountable for the accurate and timely completion of assigned projects, ensuring that those projects are completed in accordance with industry codes and standards, client specifications, and local codes, on time and within both the financial and Riggs Harrod Builders (RHB) time budget. The Supt leads and manages the daily work of all RHB direct laborers, as well as the work of all subcontractors in order to meet or exceed client and company standards and expectations. The Supt is also responsible for communicating in a timely manner any identified deviations from standard, errors or omissions observed on the project, and/or other situations that deviate from the approved plans. The Supt is also expected to identify opportunities for improvement within each project, including potential work scope increases and change orders. The Supt is often the single point of contact for the client.


Specific Responsibilities:


  • Responsible for project startup including setup of temporary facilities and utilities.
  • Coordination of locator service to identify existing utility locations before start of construction.
  • Serve as the primary jobsite safety coordinator
  • Planning, scheduling and directing company tradespeople / laborers and equipment and tools (owned and rented) and ensuring all equipment is in good working order.
  • Before allowing each subcontractor to start work on a project, ensure that the RHB office has received both a signed subcontractor agreement for that job as well as a current certificate of insurance
  • Responsible for layout of work performed by employees and coordination of layout for subcontractors' work.
  • Coordination of work performed by subcontractors and other contractors under separate contracts (if any).
  • Identify and resolve problems and conflicts, organizing meetings and cooperating with team members in various roles as necessary
  • Total knowledge of project architectural, civil, structural, plumbing, mechanical, and electrical drawings and specifications, and administration of general conditions.
  • Development of an overall project schedule with the project manager. Prepare two (2) week “look ahead” schedules every week, listing every activity planned to happen in the next two weeks, including planned subcontractors onsite and RHB labor. Execute and deliver project on a timely basis.
  • Planning and coordination of material deliveries. Job cost coding of all delivery tickets.
  • Planning and scheduling of inspections through Building Inspection Department, Engineering Department, the Department of Transportation, Third-Party inspectors, etc. including all finals up to and including obtaining the Certificate of Occupancy.
  • Enforce total project quality and safety on a daily basis.
  • Every Monday at the start of the shift, conduct Toolbox Safety Talks with all RHB employees on site, document completion of those sessions and record in ProCore (typically by including a photo of the signed attendance sheet from the session)
  • Assuring safe work site and practices including work performed by employees and subcontractors. Conduct and record safety training sessions, etc. Report all accidents immediately to Jackie.
  • Daily timekeeping for field employees, tools and equipment. Job costing coding of work items.
  • Document and record important and significant decisions, events, conditions, revisions, conversations, visits, etc. in a Daily Log on Procore. Include pictures of progress and areas of importance, problem areas, etc.
  • Identify situations where a project change order is warranted before agreeing to additional work scope
  • Tracking work completed for unit cost / time and materials subcontractors for approval of weekly invoices.
  • Interfacing with the Architect and Owner's representatives including attending and participating in progress/coordination meetings.
  • At the end of each shift, ensure the jobsite has been secured to prevent theft and/or damage from weather or vandalism
  • Attend final inspections and follow through on completion of punch list.
  • Perform warranty work as needed.

  • Basic knowledge of software programs such as ProCore, Microsoft Excel, Word, and Outlook
  • Ability to write reports and professional correspondence to vendors, government officials, and clients
  • Good reading comprehension for technical documents, such as safety regulations, assembly and maintenance instructions, and procedure manuals
  • Excellent verbal communications skills, especially when addressing clients, inspectors, owner's representatives, architects, or visitors to the site
  • Keen eye to identify non-compliance with regulations or standards and ability to suggest solutions for deficiencies or problems
  • Familiarity with the operation of office equipment, such as digital cameras, fax machines, computers, copiers, and telephones
  • Ability to stand for several hours at a time and to walk in varying climate conditions and on uneven ground
  • Experience with managing demanding clients and offering creative solutions to meet commitments and requests
  • Capacity to physically lift up to 100 lbs



Education and Experience

  • Five years of general contracting experience and/or demonstrated expertise in managing projects of varying size, complexity, and duration
  • Comfortable reading and understanding blueprints
  • Experience in estimating hours for all disciplines
  • Strong leadership and management skills
  • Solid organizational skills including attention to detail and multi-tasking skills

  • Ability to explain complex processes to laypeople, RHB laborers, and subcontractors
  • Knowledge of what is important to each discipline and to client(s)
  • Understanding of project cost and profit
  • Ability to know when to ask for add services and how to price them
  • Strong positive communication skills
  • Ability to foster and engage in collaborative work environment
  • Ability to follow up and ensure execution of company direction
  • Strong work ethic and “Can Do” attitude
