This position involves skilled work that provides primary maintenance and troubleshooting for all HVAC equipment to include air handlers, boilers, heat exchangers, circulating pumps, chillers, RTU's and all associated equipment & controls. Duties also involve painting exterior and interior building facilities and equipment; plumbing maintenance and repair work; routine electrical maintenance tasks; and varied carpentry, masonry, and metal fabrication work. Also, may act as lead worker in a work crew.

Reports to the Labor Foreman, Facilities. May be assigned to work on a crew as a lead worker of over employees with the same classification.
Major Duties

  1. Monitor, control, troubleshoot and repair the facilities heating, cooling, ventilation, exhaust, utility, and humidity controls systems. Inspect, recognize, and diagnose causes of mechanical problems or failures. Repairs, adjusts, and maintains mechanical components as needed.
  2. Calibrates temperature control related sensors, receivers, and transmitters.
  3. Assists with formulating and maintaining a preventive maintenance program on all HVAC equipment in the facilities department.
  4. Effectively monitors interior environments via Building Automation System
  5. Performs preventative maintenance tasks daily, weekly, and annually, as required.
  6. Coordinates and assists in annual boiler inspections with local Contractor.
  7. Repairs and maintains machinery and mechanical equipment in accordance with diagrams, sketches, operating manuals, manufacturers' specifications, or supervisory instructions, using hand and power tools.
  8. Performs general electrical work to include repair and replacement of defective light tubes, bulbs, resets switches, fuses, and receptacles in buildings or exterior areas.
  9. Lubricates and cleans pumps, motors, fans, machinery equipment and operating hardware.
  10. Performs general maintenance work on facility restrooms to include minor plumbing and the installation and/or repair of defective soap, towel and tissue dispensers and mirrors, etc.
  11. Prepares inventory of equipment and attaches labels to record relevant data.
  12. Acts as lead worker to other staff and/or temporary workers as assigned.
  13. Mows and trims grass as needed at assigned parks and property throughout the City.
  14. Performs parks set-up for special events as assigned.
  15. Performs brush, trash and litter removal as needed and as assigned.
  16. Must be capable and available to fulfill all duties listed under Maintenance I & II positions.
  17. Willingness and ability to work weekends and evenings if necessary.
Job Requirements
  1. High School diploma or GED equivalent required.
  2. Must possess a minimum of five (5) years of experience in the HVAC trade area, preferably involving commercial building maintenance, construction, and repair activities OR possess professional certification in HVAC field.
  3. Must possess one to three years of experience in general building maintenance and repair including plumbing, electrical work, landscaping, carpentry, plaster and masonry work, painting, and metal fabrication.
  4. Proficiency with computers energy management systems controls.
  5. A valid State of Michigan Driver's License, required. State of Michigan Commercial Driver's License with an A endorsement is preferred.
  6. General mechanical aptitude with proficiency in using various tools and equipment.
  7. General aptitude and experience in operating various ground maintenance and landscaping equipment.
  8. Ability to work both independently and as a team leader.
  9. Must maintain an attendance record deemed acceptable by management.

This work requires the constant exertion of up to 10 pounds of force and occasional exertion of up to 50 pounds of force; work regularly requires standing, walking, speaking or hearing, using hands to finger, handle or feel, climbing or balancing, stoop, kneel, crouch or crawl, reaching with hand and arms and frequently requires pushing or pulling and lifting; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to receive information at normal spoken word levels and receive detailed information through oral communications and make fine distinctions in sound; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts within arm's length, operating machines, operating motor vehicles or equipment and observing general surrounding and activities; work is regularly performed near moving mechanical parts; in high precarious places, and exposure to outside weather conditions and frequent risk of electrical shock; work is generally performed in a very loud noisy location (e.g. jackhammer work, garbage recycle plant).
