ESSENTIAL FUNCTIONS:
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.

Performs routine cleaning and landscape duties in order to maintain clean, neat, and attractive buildings and grounds

Will be required to assist maintenance staff as needed on all Construction, HVAC, Plumbing and Electrical projects at any facility in the Collierville School District

Oversees the custodial contractor's staff and assists when needed to ensure cleaning is performed to Collierville Schools' standards

Sweeps or shovels snow and ice from outside steps, walkways and other entrances

Performs minor repairs and adjustments to building fixtures and equipment including: Painting, floor repair, wall patching, and filter replacement

Utilizes current software to submit and follow up on work requests for needed repairs

Maintains an inventory and requisitions necessary supplies and equipment as needed

Monitors air conditioning, ventilation, and heating systems appropriate for the season

Assumes responsibility for general security to include opening and closing of building

Responds to security alarm calls and emergency site maintenance as required

Interacts with Fire Marshal, OSHA Inspectors and Risk Manager to ensure that all safety items related to facilities are in compliance with local, state and federal regulations

Adjusts and arranges furniture and equipment; sets up various areas for special events, meetings and other school activities

Exercises appropriate levels of energy conservation effort to meet school objectives

As a First Responder, Locates and operates all emergency shutoff valves, switches or controls for electrical, gas and water systems in the event of an emergency

Ensures that outside organizations renting the facilities are abiding by the rules and regulations stated in the rental agreement and if not, reports any incidents to the appropriate personnel

Maintains a monthly checklist of building needs and submits to the Operations Supervisor

Makes routine daily, weekly, and monthly inspections of the buildings and campus site in order to assure the safety of its occupants and public

Ability to move around well enough to perform the duties of the position safely

Performs other duties as assigned by the Principal, Operations Specialist, Superintendent, Chief of Operations or Designee

The Plant Manager position is a 12-month position support/classified position. Performance of this job will be evaluated in accordance with provisions determined by the Human Resources Department

MINIMUM QUALIFICATIONS:
A high school diploma or equivalent

A minimum of 5 years prior supervisory experience preferred

A minimum of 5 years of experience in maintenance and operation of buildings

A minimum of 5 years of experience in lawn and grounds maintenance

Effective oral and written communication skills and the ability to work well with others

Proficient in the use of computers to include word processing, spreadsheet and database applications

Reliable transportation and communication required

Such alternatives to the above qualifications as the Superintendent may find appropriate and acceptable

ADA COMPLIANCE:
Physical Ability: Tasks require the ability to exert moderate to heavy physical effort which may involve some lifting, carrying, pushing and/or pulling of objects and materials of moderate weight (up to 50 pounds). Tasks may involve extended periods of walking or standing. Employee must be able to climb ladders and traverse uneven terrain.

Sensory Requirements: Some tasks require the ability to perceive and discriminate visual cues or signals. Some tasks require the ability to communicate orally.

Environmental Factors: Performance of essential functions may require exposure to adverse environmental conditions.
