We are currently seeking a dynamic and experienced Commercial Property Manager to oversee their expanding commercial property portfolio.


Job Description:


Responsible to manage Property Management Staff and oversee daily operations for a portfolio of properties in an assigned geographic area. Additional responsibilities include developing variance reports and operational summaries, invoice authorization, budget development and adherence to budget, customer relations, development and implementation of customer survey action plans, bid document development and analysis, oversight of Construction Projects as directed by Leadership and providing support and backup to co-workers to ensure goals are continuously met.


Accountabilities:


Staffing:

Develop and maintain a cohesive property management team.

Manage employees' day-to-day activities and long-term goals.

Supervise all HR operations, providing staffing and employee development recommendations.

Develop and maintain positive relationships with customers, vendors, and staff.


Work Orders:

Oversee the ongoing operations of the work order program.

Review and analyze weekly, monthly, and annual reports.

Create action plans based on the analysis of these reports.


Lease Administration:

Complete and/or review all lease abstracts.

Execute Commencement Certificates, Surrender Agreements, and Move Out checklists.

Ensure all tenant and vendor insurance certificates are compliant. Accounts Payable/Accounts


Receivable and Financial Reporting:

Oversee the financial performance of all properties.

Review coding of invoices and approve all invoices.

Establish AR/AP guidelines, track performance, and monitor the recovery process, assisting in collection activities as necessary.

Develop operating and capital budgets.

Develop financial reports suitable for senior management to measure results and establish corrective plans.

Identify savings opportunities as applicable.


Due Diligence Support:

Ensure all administrative tasks for acquisitions and property sales are completed.

Complete utility, contract, and account transfers.

Participate in due diligence walkthroughs, providing expertise as required.


Miscellaneous:

Handle multiple tasks, manage time effectively, and establish priorities to meet deadlines in a fast-paced team environment.

Ensure adherence to Property Management Policies and Procedures.

Review Customer or Tenant Survey results and develop proactive customer action plans.

Oversee vendor/contract development and management with key providers.

Provide proper analysis of bids received with recommendations for selection. Project Management:

Assist in managing tenant fit-outs and capital improvements as directed by leadership.

Work with general contractors and subcontractors to ensure compliance with building rules and adherence to the construction schedule.


Qualifications:

Bachelor s degree in Business Administration, Real Estate, or a related field.

Minimum of 5 years of experience in commercial property management.

Proven track record of managing a diverse portfolio of commercial properties.

Strong knowledge of property management software and tools.

Excellent communication, negotiation, and interpersonal skills.

Strong leadership and team management abilities.

Detail-oriented with strong organizational and problem-solving skills.

Ability to work independently and make informed decisions.

Knowledge of local real estate market trends and regulations.
