JOB DUTIES AND RESPONSIBILITIES

Reporting to the VP Property Operations (VP), the Property Manager will be responsible for carrying out various responsibilities of the Property Management Department, specifically, managing the day-to-day operations of properties within Company's managed portfolio. The Property Manager should relieve the VP of certain responsibilities that will allow them to spend most of their time managing the department, growing the organization, business development, and overseeing the entire portfolio.

Essential Responsibilities include, but are not limited to:

Daily:

* Provide quality customer service to all Tenants and Owners.

* Communicate with / Return calls from Tenants (End of day return call/email policy).

* Work Request implementation, follow-up and project management including Vendor Bidding and Site Visit / Work Verification prior to payment.

* Respond to Tenant requests and provide excellent tenant service.

* Collaborate with Leasing, Maintenance, Investment and Accounting teams to meet property and company goals.

* Responsibility for Property Expenses and Approval up to spending limit in Management Contract - approve invoices and Work Orders.

Weekly:

* Conduct Property and Work Inspections.

* Spot check Maintenance and Vendor Work by performing frequent Site Visits.

* Coordinate with and meet vendors.

* Accounts Receivable Correspondence and Collection.

* Coordination with Owner and/or Attorney regarding delinquent accounts.

* Follow-up on Work Orders & Projects.

* General Tenant Correspondence.

* New Tenant Onboarding.

* Move-out Inspections and Lease Termination Inspection.

* New Lease and Lease Amendment Review and Processing.

* Partner with construction on tenant fit outs and capital improvement projects.

Monthly:

* After Hours On-Call as scheduled.

* Site Visits for 'in-town' properties.

* Visit with Tenants.

* Variance / Financial Report to Asset Manager.

* Variance / Financial Reporting to 3rd Party Clients.

Quarterly:

* Site Visit Reports.

* Variance reporting.

* Meetings with Owners/Clients.

Annually:

* Create, Manage and Execute Annual Operating and Capital Budgets.

* Rebid and Negotiate Vendor Contracts.

* Operating Expense Reconciliation in coordination with Accounting Department.

Additional Functions:

* Property Transition - Acquisitions, Dispositions, and new / prior accounts.

* Manage Capital Improvement and Tenant Improvement Projects.

* Manage TIA Reimbursements.

* Tenant events.

* General support to Brokerage and Accounting Departments.

* Tenant Estoppel & SNDA coordination.

* Provide general oversight and training to Assistant Property Manager and Tenant Service Coordinator.

* Various activities as needed to support the VP, Asset Manager, and members of the Leadership Team.
