Job Responsibilites
The Mortgage Department's mission is to grow and administer First State Bank and Trust's mortgage loans while providing outstanding customer service to mortgage clients.

This position is responsible for originating and closing mortgages and providing customer service to existing and potential clients.

Some of the more challenging aspects of this job are finding the right products to fit each client's unique mortgage needs and regulatory compliance. This position is responsible for many important jobs, so they must be good at multitasking.

Process Mortgage Loan Applications

Once the preliminary application documents have been completed, pass the file on to a mortgage loan processor.

Performance Standards / Competencies:

  • Accurately enter application information on Loan Origination Software.
  • Accurately determine the feasibility of approving the loan request by analyzing applicants' financial documents, credit history, and property valuations.
  • Review residential loan application files to ensure that the application data is complete to First State Bank and Trust standards, including type and amount of mortgage, borrower assets, liabilities, and length of employment.
  • Determine the client's creditworthiness and ability to repay by analyzing pertinent information provided.
  • Communicate the approval process status to the client(s) on an ongoing and proactive basis.

Approve or Deny Mortgage Loan Documentation

Carefully analyze and review the application and supporting documentation to recommend approval or denial to an employee with appropriate lending authority. Either approve or deny the loan request within authority limits or seek approval from someone else/a loan committee with a higher authority limit.

Performance Standards / Competencies:
  • Respond quickly and keep the client updated on the process.
  • Provide assistance to the mortgage processor on reasons for denial.

Develop and Maintain Current Relationships

Service and maintain existing clients.

Performance Standards / Competencies:
  • Be a product expert on all mortgage products
  • Build and grow strong client and referral source relationships.
  • Effectively respond to current or new clients as quickly as possible, in a professional manner.
  • Meet with applicants to obtain information, complete loan applications, and answer questions about the process in the absence of a mortgage originator.
  • Thoroughly explain the different types and terms of loans that are available to clients.
  • Inform clients about product promotions, new products, and services, etc.


Requirements

EDUCATION REQUIREMENTS:
  • High School Diploma or GED equivalent required; some college desired; College degree preferred.

MINIMUM JOB QUALIFICATIONS:
  • 3 - 4 years of previous real estate, mortgage processing, or title experience required.
  • Ability to maintain NMLS number.
  • Working knowledge of mortgage loan documentation, foreclosure processing best servicing practices, default/foreclosure laws and regulations.
  • Ability to maintain solid customer relationships by handling questions and concerns quickly, accurately, and professionally.
  • Ability to comprehend legal terms/conditions and apply them to work processes.
  • Excellent judgment and independent thinking skills.
  • Effective analytical and problem-solving skills.
  • Maintains current knowledge of Federal and State laws and regulations and industry best practices, including BSA, AML, Patriot Act, CIP, HMDA, and OFAC regulations and guidelines.
  • Strong interpersonal skills and ability to work effectively with Managers and coworkers.
  • Strong organizational skills and resourcefulness.
  • Excellent listening, written, and verbal communication skills.
  • Strong attention to detail and ability to function effectively in an environment with deadlines and shifting priorities.
