Job Summary:

The Property Manager takes responsibility for day-to-day repairs and ongoing maintenance, security, and upkeep of properties. Monitor and enforce compliance with rental agreements, lease terms, and applicable laws. The Property Manager understands and complies with local and other governmental regulations, works with Regional and Store managers to identify, and address internal and external property maintenance, and is responsible for budget management and other financial areas of focus.

Responsibilities:

* Ensure that Van Marcke Trade Supply and Van Marcke's ACE Hardware stores consistently maintain a high standard of upkeep.

* Cultivate strong relationships with property owners to facilitate effective communication and collaboration.

* Review lease agreements thoroughly to ascertain maintenance and repair responsibilities.

* Identify and engage suitable service providers for both routine maintenance and project-based work at each location.

* Establish and adhere to a comprehensive routine maintenance schedule to uphold property integrity.

* Coordinate repairs and services for building systems through strategic contracting and preparation of specifications for competitive bidding on larger maintenance projects.

* Manage annual budgets and expense schedules, proactively implementing corrective measures as needed, and provide comprehensive reports by meticulously collecting, analyzing, and summarizing data.

* Conduct meetings with store, regional, and operations managers to understand their specific needs and address any concerns.

* Conduct thorough property inspections to identify and address any potential or existing maintenance or repair issues promptly.

* Collaborate with realtors to actively scout and assess prospective new locations, ensuring optimal positioning for new store openings.

* Collaborate closely with upper management and regional managers to identify target areas of interest and develop a strategic review list.

* Personally accompany COO, VP of Sales, and/or Regional Managers on site tours to evaluate potential locations.

* Learn and evaluate the key factors influencing the final decision-making process for selecting new store locations.

Qualifications

Requirements:

* High School diploma

* 2-4 years of Real Estate experience is required. Two years of property management and/or maintenance experience would be a plus, but not required.

* Proficiency with MS Office required advanced Excel skills strongly preferred.

* Ability to manage budgets for multiple projects across three states.

* Up to 80% travel required
