Asset Manager


Job Details

We have partnered with a legacy investor in affordable housing, with a massive footprint across the country, who is looking to bring on an Asset Manager for their equity investment team. In this role, the Asset Manager will be responsible for overseeing a portion of a 30,000+ unit portfolio, providing direction and developing strategy to meet financial and operational goals year over year.


Responsibilities:

  • Conduct monthly reviews and analyses of property operating statements.
  • Analyze balance sheets and income statements, review budgets and business plans, and update annual operating projections and variances.
  • Prepare investment valuations using DCF models.
  • Engage with partners and property managers to discuss operating activities and adherence to business plans.
  • Ensure compliance with operating and property management agreements.
  • Track and evaluate development and construction projects including rehabilitation initiatives, ensuring budgets and milestones are within original plans and scope.
  • Participate in determining any updates to scope of work when needed.
  • Monitor and track all capital expenditures, reviewing budgets, lender requirements and physical need studies.
  • Develop and implement strategies to increase portfolio value, providing recommendations to senior leadership.
  • Perform sensitivity analysis for refinancing and buy/sell/hold strategies.
  • Conduct appraisal analysis, collect market research and provide information to potential lenders and partners.
  • Facilitate refinancing and property sales, assisting partners and stakeholders when needed.
  • Report and present portfolio and investment performance metrics to leadership, and the Board of Directors.


Requirements:

  • 5+ years in real estate asset management or development.
  • Bachelor's degree required.
  • Proficiency in analyzing balance sheets, income statements, and cash flow statements.
  • Expert level use of Excel and similar programs.
  • Experience with budgeting and variance analysis.
  • Demonstrated knowledge of affordable housing.
  • Experience managing rehabilitation projects and capital expenditures.
  • Excellent written and communication skills.
  • Willingness and ability to travel up to 40%


This role is hybrid, 3 days in office and subject to change.
