SOLO COMMUNITY MANAGER: 2+ YEARS EXPERIENCE REQUIRED

Mid-level position requiring a minimum of 2 years of multifamily management experience.

Daily responsibilities include, but are not limited to managing calls, emails, conducting tours with prospective residents, assisting residents with miscellaneous needs, managing vendors, maintenance, property curb appeal, safety, accurate filing, rent collection, move-ins/outs, evictions, budget assistance, marketing management, reporting, invoicing, issue/manage resident notices/violations, inspections, employee management, mentorship, and support, etc.

Participate in on-call afterhours emergency rotations.

Supervise and mentor direct team members.

Schedule requirements: Required to work Monday-Friday 8AM-5PM or 9AM-6PM.

GENERAL RESPONSIBILIES:

As Community Manager, Employee will be responsible for a variety of duties, as directed by Company, including, but not limited to:

  • Represent the Atlas brand, missions, and goals in a professional and positive manor at all times.
  • Directly oversees operations and has knowledge of all assigned properties.
  • Provide superior customer service and communication to prospective residents, residents, and third-party vendors.
  • Maintain constant communication with direct supervisor and when applicable Atlas leadership, which may require regular phone calls, emails or in person meetings.
  • Provide expertise and solutions to direct supervisor and employees.
  • Manage performance of direct employees with guidance from Portfolio Manager; including 6-month reviews; perform written evaluation and make recommendations for advancement and/or salary increases as well as corrective actions.
  • Be available for direct supervisor and Atlas employees by phone and email.
  • Develop, execute, and evaluate employee on-boarding, off-boarding, training, mentoring, and communicate employee general updates, successes and concerns to Human Resources as needed.
  • Coordinate all property maintenance through Atlas Maintenance or third-party vendor.
  • Conduct prospective resident property tours, in accordance with Fair Housing and Atlas's policies and procedures.
  • Responds to resident concerns and issues. Seeks support from Portfolio Manager regarding escalated resident concerns and issues.
  • Propose strategic marketing and resident retention plans to Portfolio Manager and Atlas leadership, in accordance with Atlas Marketing Policies.
  • Ensure the accuracy of personal hours recorded, if applicable, those of the team, and review, approve and troubleshoot employee timecards, absences, and PTO requests.
  • Assist Portfolio Manager in coverage for direct employees on sick days and coordinate temporary coverage for extended leave; including but not limited to vacation, bereavement leave, parental leave.
  • Adhere to and maintain current knowledge regarding Oregon and/or Washington landlord tenant law, state and federal fair housing laws, demonstrated understanding and knowledge of rental agreements, addendums and all other necessary contracts, and the ability to explain to all applicable parties.
  • Assist in audits of property files in Dropbox and AppFolio.
  • Assist and maintain accurate inventory of equipment and supplies.
  • Document and report accidents, emergency situations and property damage to direct supervisor, and when applicable the corporate office.
  • Maintain physical occupancy at or above 95% at all assigned properties, except for properties in lease-up which should correspond with the outlined lease-up timeline.
  • Maintain minimal delinquency at all assigned properties, we well as accurate and complete delinquency notes.
  • Attend all training and development curriculums assigned by Atlas.
  • Promote harmonious relations among residents, employees, owners, and local community.
  • Always maintain a pleasant helpful demeanor.
  • Always maintain neat and legible records in AppFolio and Dropbox; including but not limited to resident documentation, property guides, property/unit inspection photos, property contracts, vendor proposals, marketing materials, Atlas weekly and monthly trackers
  • Conduct property inspections.
  • Have complete understanding and ability to explain contracts to clients, residents, prospective residents, and Atlas Leadership.
  • Oversee property risk management, safety standards, and employee and resident liability.
  • Train, develop and hold direct employees accountable; including but not limited to management of leasing activities, rent collection, unit maintenance and unit turnovers.
  • Maintain updated marketing of all properties to ensure quality, accuracy and maintain competitive position within market.
  • Responsible for conducting employee 6 month and Annual reviews; perform written evaluation and make recommendations for advancement and/or salary increases.
  • All other duties as assigned by Atlas Management for the benefit of the team and the company.
QUALIFICATIONS:
  • High School Diploma or Equivalent (required)
  • Valid Oregon Driver's License, vehicle insurance and a clean driving record (required)
  • Reliable transportation (required)
  • 1+ Year Multi-Family Property Management Leasing Experience (required)
  • Multi-site Leasing Experience (preferred)
  • Portland Leasing Experience (preferred)
  • OR Fair Housing Knowledge (required)
  • Proficient in Microsoft Word, Excel, and Outlook (required)
  • AppFolio experience (highly preferred)
  • Tenant Tech experience (preferred)
  • Excellent time management and communication skills
  • Highly organized working in a fast-paced environment
  • Strong problem-solving skills
  • Desire to learn and grow with our company
  • Willingness to commute between properties daily for touring purposes

PAY:

60K Annually
