Property Management Analyst

Fogelman, a nationally recognized leader in the multi-family industry, is interviewing candidates for a Property Management Analyst to join our dynamic team in the Atlanta Corporate office. The ideal candidate will be responsible for identifying, analyzing, and optimizing income and expense reducing opportunities across our portfolio. This role involves preparing budget templates, conducting trend and forecasting analysis, and assessing the success of current programs to enhance revenue streams and support strategic growth.

Key Responsibilities:

  1. Budget Preparation and Management:
  • Develop and maintain comprehensive budget templates for ancillary income streams.
  • Collaborate with property managers and financial teams to integrate ancillary income into overall property budgets.
  • Monitor and adjust budget forecasts based on actual performance and market trends.
  1. Ancillary Income Analysis:
  • Identify and evaluate new ancillary income opportunities (e.g., premium services, additional amenities, partnerships) that align with our portfolio s strategic goals.
  • Analyze existing ancillary income sources to ensure they are optimized for maximum profitability.
  • Conduct cost-benefit analyses for proposed initiatives and present recommendations to senior management.
  1. Trend and Forecasting Analysis:
  • Perform detailed trend analysis to understand the performance of current ancillary income programs.
  • Develop forecasting models to predict the future performance and impact of ancillary income strategies.
  • Provide actionable insights and recommendations based on data-driven analyses to improve revenue growth.
  1. Program Success Evaluation:
  • Track and assess the performance of existing ancillary income programs, comparing outcomes against established KPIs.
  • Prepare reports summarizing the effectiveness of programs and suggest areas for improvement.
  • Communicate findings to stakeholders through clear, concise reports and presentations.
  1. Collaboration and Stakeholder Management:
  • Work closely with the marketing, operations, and finance teams to align ancillary income strategies with overall company objectives.
  • Partner with property managers to implement and oversee ancillary income initiatives.
  • Engage with external vendors and partners to explore and manage revenue-generating opportunities.
  1. Continuous Improvement:
  • Stay abreast of industry trends, best practices, and emerging technologies that could enhance ancillary income.
  • Recommend and implement process improvements to streamline ancillary income analysis and reporting.

Education and Experience:

Bachelor's degree in Finance, Accounting, or related field with specific knowledge of finance and general accounting practices

1-3 years of relevant experience in finance, accounting and/or real estate investment

High level of working knowledge in Excel and financial modeling (master of Excel vs a user of Excel)

Experience in the multifamily industry a plus
